Property Gift Registration (Gifting)
This service allows the transfer of a property as a gift — fully or partially — to a first-degree relative or a directly related company, without a commercial sale taking place. The property must not have any existing restrictions or prior gift registrations. The eligible relationship between the parties must be officially proven with attested documents.
Who is eligible
- Parent and child
- Spouses
- Shareholder and their own company (single shareholder only)
What you need to bring
- Title Deed, Oqood, or Pre-Title Deed
- NOC from the developer (mandatory for off-plan properties)
- Passport and Emirates ID for both parties (passport + entry stamp for non-residents)
- Email and phone number for both parties
- Birth Certificate or Marriage Certificate — attested by the UAE Embassy in the country of issuance and by UAE MOFA, with certified Arabic translation
- Power of Attorney — all pages including the sticker (if applicable)
- POA holder's passport, Emirates ID, phone number and email (if applicable)
- If gifting involves a company: company registration documents required if the company is not yet registered with DLD
Important:
Valuation Certificate is required for villas, land, or any off-plan property still under a payment plan. For completed ready properties, no valuation is needed.
What it costs
DLD fees (manager's cheque or card only)
- Property valued above AED 1,600,000: 0.125% of valuation + AED 560
- Property valued below AED 1,600,000: minimum fee AED 2,000 + AED 560 = AED 2,560
Trustee fees (card or cash) — Ready property
- Above AED 2,000,000: AED 4,200
- Below AED 2,000,000: AED 2,100
Trustee fees (card or cash) — Off-plan property
- Above AED 2,000,000: AED 5,250
- Below AED 2,000,000: AED 3,675
