Mortgage Registration
This service allows the registration of a mortgage (first or second degree) on a completed property in favor of a financing entity to secure its rights against the property as collateral.
What you need to bring
- Original Title Deed or Pre-Title Deed
- Passport and Emirates ID of the buyer/mortgagor (non-residents: passport only)
- Power of Attorney + POA holder's passport and Emirates ID (if applicable)
- NOC from the developer / Service Charge Clearance (if required)
- Original mortgage letter from the bank, with the authorized bank signatory present at the time of registration
- Three original mortgage contracts signed by both parties (buyer and bank)
- If signing via POA: the POA document must explicitly mention the authority to sign the mortgage contract on behalf of the buyer
- If authorization is issued outside the UAE: original authorization letter attested by the Ministry of Foreign Affairs
What it costs
DLD fees
- 4% of the sale value or valuation
- 0.25% of the mortgage value + AED 290 administrative fee
Trustee fee
- AED 4,000

To the Trustee office: card or cash
