Dubai Land Department

Company Registration with DLD (Reference Number)

This service registers a company in the Dubai Land Department's system to obtain a reference number, which is required before the company can carry out any real estate transaction in Dubai. Amendments such as adding or removing shareholders or directors can also be processed through this service.

What you need to bring

DED Company

  • Valid Trade License
  • MOA (not required for sole establishments)
  • Shareholders: passport, visa page, Emirates ID / non-residents: passport only

Freezone Company (General)

  • Valid Trade License or Certificate of Incorporation
  • Certificate of Incumbency (max 6 months)

DAFZA (Dubai Airport Free Zone)

  • Charter and By-Law with certified Arabic translation
  • Founders: passport, Emirates ID / non-residents: passport only
  • NOC required if purchasing property
  • Founders' resolution or POA if signatories are directors or third parties
  • Company stamp required
  • ⚠️ Only ADGM and DIFC Foundations are permitted to purchase property in Dubai. All other Foundation types cannot buy property in Dubai and cannot be included anywhere in the ownership structure.

Foreign / Offshore Companies (Selling Only)

  • Certificate of Incorporation
  • Certificate of Incumbency (max 6 months)
  • MOA & AOA attested by UAE Embassy in country of issuance + UAE MOFA, with Arabic translation
  • Shareholders: passport, visa page, Emirates ID / non-residents: passport only
  • ⚠️ Offshore companies can only sell — not purchase — property in Dubai. To purchase, a branch must be established under DED, a Dubai Freezone, or RAK Freezone. DLD company registration is not required for offshore companies.

Important:

Company stamp must be present at the time of company registration.
